Founded in 2017, Grace Rose Properties serves the Front Range region of Colorado's growing need for workforce housing. We actively own multi-family real estate assets with a focus on development and redevelopment of C-class housing.
Grace Rose Properties owns multiple assets in suburban Denver, focused exclusively on workforce housing in the suburban markets west of I-25. In addition to existing assets, we are completing the entitlement process for a three-story apartment development in Lakewood. ​
OUR MISSION
Our mission is to provide quality workforce housing. Our team is active in all aspects of our business including underwriting, due diligence, financing, capital budgeting and improvements, day-to-day management, and disposition. We operate as a "high touch" business and stay engaged with all stakeholders including tenants, property managers, financing and capital markets professionals, tax professionals, investment sales brokers, investors, and other commercial real estate owners.

Ed Schwandt, Owner / Principal
Veteran Entrepreneur with Demonstrated Finance Skill

As an experienced entrepreneur, leader, and finance professional Ed Schwandt formed Grace Rose Properties in 2017.
​
Previously, as Finance Director for Zayo Group (2007 to IPO in 2014), Schwandt was responsible for a $500 million annual revenue business unit with $100 million annual capital program consisting of four lines of business. Roles included corporate finance, operations, product management, and acquisition integration for 20+ Zayo acquisitions between 2012-2017.

Schwandt worked in the financial industry providing institutional level investment management solutions and customized asset allocation portfolios to independent advisory firms and registered investment advisors.
​
Schwandt received an MBA in Finance from the Daniels College of Business at the University of Denver and served in the United States Air Force from 2003-2007 in Germany, Iraq, and the United Arab Emirates.
